<p>WESLEY FOUNDATION</p>
<p>RUCS was contracted to develop mechanical, electrical, and plumbing conceptual design services, development of Basis of Design and bid documents, and technical assistance through construction for the Wesley Foundation. The facility consists of a new four story, 22,200 square foot building containing eight five-bedroom residential units, housing up to 100 students, and 5,880 square feet of office and program area. The building is also a GreenPoint rated facility.<br />
The new building replaces an existing structure, providing more space and aesthetic richness for the occupants.  To maximize energy efficiency, the building utilizes hydronic heating and passive cooling, in addition to energy recovery in ventilation system. <p>THE GORDON AND BETTY MOORE FOUNDATION</h2>
<p>Platinum Certification! RUCS was the Commissioning Authority/assisting LEED consultant for the new headquarters of the Moore Foundation in Palo Alto, CA. Services including both fundamental and enhanced commissioning services, in addition to LEED assistance and Measurement &#038; Verification Plan development.  The project consists of approximately 62,000 square foot renovation of an existing building in Palo Alto, CA.  The project was MEP design-build and the engineering approach salvaged as much of the existing HVAC systems as possible. Energy upgrades included new premium efficiency motors, VFDs, DDC controls and high-tech lighting controls. </p>
<p>Originally, LEED-CI Gold certification was the goal.  After construction was complete, however, the GBMF decided to challenge the team to reach a Platinum certification.  At that time, they solicited a higher level of involvement from RUCS, requesting we join the team in strategizing and implementation of additional sustainable approaches.  The project was awarded LEED platinum certification in October, 2010.</p>

<h2>325 LYTTON</h2>
<p>RUCS was the LEED Administrator and LEED Commissioning Authority for this new four story, 32,000 square foot, core and shell office building, located one block from the very trendy University Ave retail district in Palo Alto, CA. The project, originally with a goal of LEED-CS silver certification, exceeded client expectations and was awarded gold certification in April, 2010.  Unusually sophisticated for this size of building, the HVAC infrastructure consists of a water-cooled chiller, heating hot water boiler system, ventilation supply fan and exhaust fans.  The tenant build out consists of four-pipe fan coils.  The core and shell phase of the project did not include shell build-out, thus commissioning required special valving for false loading of the chilled water and heating water systems.  The penthouse is a residential unit and is equipped with radiant floor heating and air conditioning.  The project also includes photo voltaic panels on the roof, underground parking, high efficiency plumbing fixtures, and many sustainable materials.</p>

<p>FIBROGEN, Mission Bay</h2>
<p>RUCS was the Commissioning Authority for this new life sciences facility in San Francisco, CA.  The project consists of 6 floors and 250,000 square feet of laboratory, and office spaces.  The building includes cGMP (current Good Manufacturing Process) areas, requiring a higher level of commissioning as part of the FDA/USDA qualification process.  Critical spaces include the vivarium housing immune compromised mice and rabbits, cGMP laboratories and wash areas, medicinal chemistry, powder containment, chemical dispensing and solvent systems.  The project also includes executive office and a full service cafeteria.  The project is MEP design build.  Commissioned systems include air-handling, chilled water, heating boilers, process steam boilers, exhaust systems, building management systems, domestic water heating, lighting control, cold rooms, emergency generators and ATS, RODI water systems, CDA, Vac, N2, CO2 and O2 process gas systems, and the Edstrom animal watering systems. The commissioning documentation will be used in the FDA qualification process.</p>

The original goal was silver certification level. Under RUCS’ guidance, the team exceeded this goal and achieved <strong>GOLD Certification</strong> in April 2010. This historic building, originally constructed as the nurses&#8217; dormitory,  is located in the newly revitalized PHSH District of The Presidio in San Francisco, CA. RUCS worked on the construction team, hired by Centric Construction. <h2>STATE TOWER NAMSAN AND STATE TOWER GWANGHWAMUN PROJECTS</h2>
<p>RUCS is the Commissioning Authority for the new State Towers Namsan &amp; Gwanghwamun projects in Seoul, South Korea.  The projects include approximately 1,200,000 square of new core &amp; shell office space, six basement stories and twenty-four above ground stories.  State-of-the-art HVAC includes an ice storage system, variable chillers, steam boilers and high efficiency VAV Air handling units.  Domestic hot water is provided by the HVAC boilers through heat exchangers.  The projects also include rain water and grey water recycling, high efficiency lighting controls and a central tenant energy monitoring system.   The project is currently in construction with completion expected in mid-2011.</p>
