Totaling over 15 years, Rick Unvarsky’s unique experience in design, construction, green building and commissioning provides a level of well-rounded expertise that is matched by few individuals in the building industry.

This broad experience constitutes a unique “breadth and depth” of understanding of the building process, the team, and the individual challenges they face.  He approaches each project with the end in mind, committed to the overall success of the project.

Rick obtained his Bachelor of Architectural Engineering (BAE) degree from the Pennsylvania State University in 1995.  This five year degree focused on engineering in the building industry, including in-depth study of building systems and disciplines, such as HVAC, architecture, structural engineering, electrical engineering, lighting design, plumbing design, and fire protection design. Rick specialized in HVAC.

Upon graduation, Rick worked for seven years designing HVAC, plumbing, fire protection and medical process systems in the Cleveland, OH and The San Francisco Bay Area.  His design experience includes health care, commercial office, retail, hotel, theater, and residential projects. Rick is a licensed professional mechanical engineer in California and Ohio.  During this time, Rick acquired experience in design, design reviews, construction inspections and submittal reviews that is valuable experience as a LEED Administrator and Commissioning Authority. This experience also allows Rick to communicate more easily with design professionals, having a higher understanding of their goals and challenges.

In 2002, Rick began working for a major design-build general contractor as their first MEP (Mechanical, Electrical and Piping) Coordinator.  He worked mostly on complex projects in the life science and semiconductor sectors, peer-reviewing MEP designs and bids, coordinating MEP trades, trouble –shooting issues, inspecting installations, and managing start-up and commissioning.  His construction experience also included projects in the commercial office, educational, and residential industries.  He also guided the process for all MEP design build projects, often developing the Basis of Design (BOD) documents himself, and assembling complete bid packages.  This responsibility also included supervising the design-build process to ensure the client’s needs were met.  During this time, Rick acquired experience in Basis of Design development, design reviews, construction site inspections, submittal reviews, start-up and commissioning scheduling, trending analysis, and functional tests that is valuable experience as a LEED Commissioning Authority.  This experience also allows Rick to communicate more easily with contractors, having a higher understanding of their goals and challenges.

During Rick’s employment in construction, he was exposed to his first LEED project, SuGEN Building 3, and was immediately passionate for sustainability.  He pro-actively stepped up to manage the project as the LEED administrator, and led the team to a Gold certification in the LEED-CI Pilot program in 2004.  Rick’s LEED experience allows him to stay connected to the overall project goals and the specific nuances of LEED.

In 2007, Rick decided to increase his involvement with LEED projects, and became a senior project manager for a leading commissioning company.  Rick assumed a leadership role at the company in new building commissioning, developing standard protocols and documentation, before eventually starting his own business, R.U.C.S, Inc.
